Policies & disclaimers

All bookings are accepted on the following terms:
1 No contract exists until full payment or a deposit of 33% of the rent, and our confirmation of the booking has been despatched. Thereafter the holidaymaker becomes liable for the balance of the rent (where applicable) and this must be paid six weeks before the commencement of the holiday.
2 The booking shall be deemed to be for the purpose of the people whose names who have made the booking. The maximum number of persons allowed at the property is clearly stated in the letter of confirmation and must not be exceeded without prior consent of the property owner. In the event that the maximum number is exceeded without prior consent as aforesaid the owner has the right to revoke the booking without refund.3 If you cancel a booking for which you have contracted, we will do what we can to re-let the property, and if we are successful, we will refund any payment made by you, less a £25 booking fee.4 If for any reason it proves necessary for us to make a change in your holiday booking for any unexpected reason, or by reason of overbooking, or for some other reason, we will endeavour to make an alternative booking, or failing this we will refund to you any monies paid by you. Nethertheless, we shall be under no further obligation or liability in this respect.5 Keys must be collected from and returned to the key holder or designated location.6 You are obliged to keep the holiday home and all furnishings, fixtures, fittings and effects in the same state of repair and condition as they were in at the commencement of the holiday and to ensure that the home is left clean and tidy. In default of such obligation, you are obliged to reimburse the owner against any costs incurred by the owner in remedying such default.7 You will be responsible for any damages to the holiday home, or the furniture, fixtures, fittings and effects. Anything broken or damaged should be repaired, or replaced with an article of similar type and value. If this is not possible, any damage or breakage should be reported to us, and paid for before departure.8 You will permit owners or the workmen or others at reasonable times and on reasonable notice to enter and inspect, and if necessary to repair the property, or to enter the property without notice in an emergency to repair the property or adjoining premises.9 You must not assign or part with the possession of the property or any part of it, or anything contained in the property or use it other than as a single dwelling for holiday occupation by the people whose names appear on the booking form.10 You must ensure that nothing happens which may be a nuisance or inconvenience to occupiers of neighbouring or adjoining property or adversely affect any insurance of the property and also ensure that the floors are not overloaded.11 It is clearly stated that pets are allowed at the cottage. Where pets are allowed, you must keep them under strict control. You must not leave pets unattended in the properties and you must exercise them away from the premises. Pets are not permitted in the bedrooms or on the furniture.12 All holiday cottages are strictly NON Smoking.13 If you feel you have a genuine complaint in respect of your holiday home, then this should immediately be reported to us. Complaints which are not reported immediately will not be entertained subsequently, and no correspondence will be entered into in respect of complaints made on departure or after your return home.14 These conditions shall be deemed to have been accepted by you, at the time when you complete accept the confirmation of booking.15 The particulars set out in the brochure and any supplement to the brochure are believed to be correct but they should not be relied on as statements or representations of facts and do not constitute any part of the contract.16 No person in our employment has any authority to make or give any binding representation or warranty whatsoever in respect of any holiday home or otherwise.

Area Activities

Visitors have access to the surrounding land which includes acres of private woodland with forest paths. An excellent location for both walking and touring this scenic area.

Weardale, Teasdale and the Yorkshire Dales are within easy reach whilst Hexham and Hadrians Wall are 11 miles to the north.

The ancient estate village of Blanchland is 2 miles down the road, a monastery was established here in 1175, the monks wore white habits and it is probable that from them the district received its name of Blanchland or Whiteland.

Durham, Newcastle and the Metro Centre are all just 20 miles away & Beamish open air museum is a great day out and only 15 miles away.

The Derwent Reservoir with water sport facilities is only a short drive away and there is also golf course close by.
